Terms & conditions

All rooms are booked on a first-come basis and all bookings are binding.

All rooms are standard.

No bookings are confirmed until a deposit is paid.

A deposit of 100% of the first night will be charged on the day of booking and is non-returnable, even for one-night bookings.

The balance is to be paid on the day of departure.

Cancelled up to 14 days before the date of arrival, no further cost will be incurred.

If cancelled within 14 days, or in the case of a no-show, the total cost of the booking will be charged.

Credit/debit card details will be taken and kept on file until departure.

We no longer accept cheques. Cash is acceptable.

We do recommend guests take out holiday insurance, even for short stays.

Due to some incidents with smoking in the rooms, anyone found smoking in their room (including out of the bedroom and bathroom windows) will be asked to leave and charged one night’s full rate (i.e. £70) on top of the agreed rate, to pay for cleaning of the room.

Please do not throw cigarette butts on the car park grounds — use the bin provided by the seating area at the entrance to the car park. We do hope you respect our home.

We do hope guests are happy with their rooms, but if you are not, please tell us and we will do our best to change rooms if available. This may not always be possible.
