Introduction
We aim to cater for the needs of all visitors in our home-based three-bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.
Pre-arrival
There is a bus stop on Kelsick Road, second right after us and about a two-minute walk, with a frequent bus service.
The main train station at Windermere is 10–15 minutes away by car; a bus service also runs from there.
There is a local taxi service with accessible taxis if required; we can make a booking for you.

Arrival & car parking
On arrival there is an entrance gate, open 24 hours when we are open.
Marked parking bays with room for 8 cars. Two keep-clear signs allow for turning — these must be kept clear as the host is a retained firefighter.
The surface is level, flat gravel. We can assist guests with luggage. The town centre is about five minutes’ walk. There is a bench by the main steps. The car park is well lit at night.
Main entrance
There are 9 steps up to the front door (20cm high), with a hand rail on both sides, and 1 step into the hallway. Help can be given up the steps.
The front door is always locked; there is a push-button bell 143cm high. Entrance and hallway are well lit at night.
The door is 33cm wide; the hallway is small, about 1 metre by 1½ metres.
Public areas (internal)
The house is upside down: 2 rooms on the ground floor and 1 room plus the breakfast room on the first floor.
There are 7 steps down to the ground floor and 7 steps to the first floor (74cm wide, 25cm high, 18cm deep), with hand rails on both sides.
The corridor is 87cm wide with good colour contrast and is well lit. Stairs and corridor have short-pile carpet. A push-button bell is also on the first floor, 143cm high.
Bedrooms are en-suite; there is no public WC.
Breakfast room
Breakfast is served in the dining room on the first floor. Furniture is flexible and can be moved on request.
Tables have under-space of 67cm high by 60cm wide; table height is 76cm. Chairs do not have arms. Menus can be provided in large print.
First floor room 1
Door width 70cm. Double-bedded room. Space from bed to dresser 70cm; 40cm each side of the bed. Bed 64cm high. One soft cushion chair, no arms. Light switches 132cm high. TV/DVD with remote. Large window and good contrast. Fitted short-pile carpet.
Shower room: door 64cm; free floor space 50cm; shower step 23cm; heated towel rail; rounded front basin with pedestal 87cm high; toilet 43cm high.
Ground floor room 2
Room size L247 (to bathroom) W357; from bathroom side to window W165, L247. Door width 67cm. Twin beds and 1 double bed, and a single chair bed. Bed to dressing table 110cm. Space between beds 90cm down the middle (as a double, 60cm each side). Bed height 61cm. Light switches 115cm from the floor. Large wardrobe, one soft cushioned chair, TV with remote. Fitted short-pile carpet. Large window and good contrast.
Bathroom: L247, W180. Door width 70cm. Shower cubicle 800/800, step 9cm high, no grab rail. Basin flat at the front, 88cm high. Toilet 40cm high. Bath L160, W64, H61. Heated towel rail.
Ground floor room 3
Door width 70cm. Double-bedded room, approximately 7ft 9ins wide by 11ft 8ins long. Bed height 55cm. Light switches 130cm high. One tub chair and a small dressing table. LED TV/DVD with remote. Large window and good contrast. Fitted short-pile carpet.
Shower room: door opens out to one side, 60cm. Shower cubicle step 10cm. Inside space about 3ft 4ins wide by 5ft long, not including shower. Toilet 45cm high. Hand basin 84cm. Heated towel rail.
Other information
Mobile phone reception is generally good and we have Wi-Fi throughout Rothay House.
We are able to use the front door in the need of evacuation; we have sensors on each floor and smoke detectors in each room. The bell rings continuously if evacuation is needed. If you need assistance please notify us on arrival.
We are happy to take delivery of hired equipment (please let us know). We can put medication, food and drink in our main fridge on request (not available 24 hours).
